Your realtor or mortgage broker may refer you to some lawyers or notaries, but it is important to ask them what the differences between each of their recommendations are. Often, realtors and mortgage brokers do not know what lawyers and notaries really do, so their decision to refer may be based on a personal relationship with that lawyer or notary, or, their presumption as to who is the “cheapest”, rather than focusing on what really matters such as: the client experience, customer service, knowledge, transparency, approachability, responsiveness, and reputation.
Unfortunately, not all documents can be signed electronically. While some documents can be signed electronically, the main documents (land title documents and mortgage documents) require wet-ink original signatures.
There may be exceptions for clients who are located outside of British Columbia, but are transacting for a property located within British Columbia, that allow us to sign land title and mortgage documents via video conferencing. If you reside outside of British Columbia and prefer not to do signing via video conferencing, we can retain a lawyer or notary closer to you to act as our agents and sign with you in person.

We can only prepare documents for property transaction within British Columbia. However, for example, if you are moving to Alberta, you can have a lawyer in Alberta prepare your property purchase documents and send them to us so we can sign those documents with you locally. The lawyer in Alberta would be responsible for giving you legal advice and we would merely be acting as their agent for signing purposes. We can also forward them the funds from your real estate closing through our firm. The same process applies if you are moving to British Columbia from another province. Just let us know your situation and we will do what we can to make the process as convenient for you as possible.
