One of the key pieces we handle is the Statement of Adjustments, which breaks down property taxes, strata or condo fees, commissions, and other costs so you know exactly where every dollar is going.
We’ll also make sure any outstanding obligations tied to the property are properly cleared, such as mortgages, liens, or commissions. Once everything is complete, we ensure your sale proceeds are delivered accurately and on time — no stress, no confusion, and no last-minute surprises.

Selling property can feel just as overwhelming as buying — especially if you’re not doing it every day. Here are some of the most common questions we hear from sellers.
You should contact a lawyer as soon as you have an accepted offer. Early preparation helps avoid delays and ensures your documents are ready for closing.
We handle the legal transfer of your property by:
- Preparing transfer documents
- Obtaining mortgage payout statements
- Receiving the buyer’s funds
- Paying out your mortgage, real estate commissions, and other amounts
- Ensuring the registration of the transfer at the BC Land Title Office
- Delivering your sale proceeds
We typically require:
- Government-issued photo ID
- Your mortgage details (if applicable)
- Your forwarding address and contact information
- Your realtor’s details (if you are using one)
We obtain a payout statement from your lender and pay the mortgage in full from the sale proceeds on the completion date.
Common costs include:
- Real estate commission (if applicable)
- Legal fees and disbursements
- Mortgage payout and any prepayment penalties
- Adjustments for property taxes, strata fees, or utilities
Adjustments ensure property taxes, strata fees, utilities, and similar costs are fairly divided between you and the buyer based on the completion date.
Sale proceeds are typically available later on the completion date once the buyer’s funds are received and the transaction has finalized, or, the next business day. Funds are provided to you by: lawyer’s trust cheque, deposit into your account, or wire transfer. We are not able to provide you with a certified cheque or bank draft as they are not permissible under the law society’s trust accounting rules.
- Your company must be in good standing
- We may need to access your corporate records
- If there are multiple shareholders, all may need to be present to sign documents, depending on the signing authority
- Any down payment, deposit, sale proceeds, payout, may need to come from or go into your business bank account. We will clarify this once we review the documents.
- Completion Date: Ownership transfers and funds are exchanged.
- Possession Date: The buyer receives the keys and takes possession of the property.
In some cases, we offer remote signing options. However, some documents may require original signatures or identity verification under BC Land Title requirements. Please let us know right away if you have special circumstances that require accommodation.
BC Land Title rules require valid government-issued photo identification so we can verify your identity before completing the transaction.
Delays may occur if:
- Buyer funds or mortgage instructions are late
- Required documents are missing
- There are title issues or last-minute changes

Yes. We coordinate with your realtor and the buyer’s lawyer to ensure the transaction completes on time.
Yes, we can. Leasehold purchases come with extra considerations and paperwork, and we have experience handling them. We’ll explain how leasehold ownership works and guide you through the process so you know exactly what you’re getting into. There are a variety of leasehold properties out there, including leasehold properties on First Nations Land which are the most common type of leasehold transaction in Chilliwack.
After closing, we confirm the transfer has been registered, your mortgage has been paid out (if applicable), and we provide a final reporting package for your records.
